Mediterranean-style Turkish villa, which rests on the grounds of a working
farm. The atmosphere is peaceful, with villagers tending their livestock
and fruit trees nearby. The rocky, scrub-covered hills behind the property
lend a feeling of remote seclusion to the villa. Foot paths wind through
the mandarin groves that lie between the beach and the village. The area
is ideal for trekking; it has many natural trails to explore. Yet, the
exciting city of Bodrum is nearby, as well as a beach for sunbathing and
swimming. Be sure to visit a tea house to relax with the villagers in
Bitez to enjoy a glass of Turkish tea.
Location This property
is located in southwestern Turkey, in the Mugla region, near the ancient
city of Bodrum (the “St. Tropez” of Turkey) and the small village of
Bitez. Just 800 meters away, Bitez offers small shops, a bakery, a grocery
store, beach activities, and other facilities. Bodrum is only seven
kilometers away, and the villa is 2.5 kilometers from the nearest beach. Izmir: 260 km (3 hours) Milas: 50 km Bodrum Airport (45 minutes) Bodrum: 7 km Bitez: 800 m
Exterior
Description (12,000 m2)
This stone-built villa, located close to a natural stream bed, sits amidst
rocky hills, scattered olive trees, forests, and pasture land. The garden
surrounding the villa offers several outdoor seating areas. A lovely place
to enjoy breakfast is just outside the kitchen door, under the oak trees.
There is a large, private swimming pool, situated right outside the house
on a terrace. The terrace also provides ample room for sunbathing,
reading, or just enjoying the view of the Bitez valley. A few steps down
from the pool and behind the house, a courtyard with granite flooring (75
m2) offers complete privacy. The grounds also include a covered car park
for four cars. The owner’s residence is just 100 meters away.
Interior
Description (250 m2) Two
floors + one partial lower floor Partial lower floor: Below the ground floor/entrance level, down a
short wooden staircase, there is a kitchen, a small supply room, a WC, and
a wine cellar. A door in the kitchen provides access to a partially
covered patio, which is perfect for dining or relaxing and enjoying the
view. Ground floor (entrance level): The ground floor is at the same
level as the pool terrace. This floor has a living room with sofas, a
fireplace, floor heating, and air conditioning. The living room has a
separate dining area that seats eight to ten people. The living/dining
room has a doorway facing southeast towards the pool, and it has another
doorway facing northwest towards the entry courtyard (this is significant
because oftentimes there are prevailing winds from the northwest). This
floor also has three bedrooms, each with two twin-size beds (can be
converted to a queen size bed), an air conditioner, and an en suite
bathroom (with shower, basin, WC). First floor: A wooden staircase leads to the first floor. There is
another living room with comfortable sofas and a fireplace. This room
contains the office (telephone, fax, PC) and has access to a balcony (15
m2), which overlooks the pool and the village of Bitez. At the back wall,
two windows overlook the entry courtyard. This floor has an additional
three bedrooms. Each of these bedrooms has two twin-size beds (can be
converted to a queen-size bed), an air conditioner, and an en suite
bathroom (with shower, basin, WC).

air conditioning (in bedrooms and ground floor living room), floor heating
(in the living rooms, kitchen, bathrooms, and bedrooms), window screens in
all rooms of the house except the kitchen and living rooms, internet
connection, refrigerator, freezer, oven, stove, microwave, dishwasher,
washing machine, satellite TV, CD player, PC for guest use, telephone,
pool towels, barbecue, towels and bed linens (changed twice weekly),
covered parking area for four cars. Telephone, electricity, and internet
are charged by consumption. Extra Services: Available by arrangement: Additional maid service,
meal preparation, car rentals, cooking classes, final cleaning ($75.00
US). Upon request, the resident manager will offer a local Mediterranean
breakfast, as well as other homemade Turkish meals in her residence, which
is just 100 meters away. Excursions on a private sailing yacht (SY
Harvest) are conducted by the owner. Transfers from the Bodrum/Milas
airport are available (US $105 one-way by car for a max. of three people;
OR, US $140 one-way by minibus for a max. of eight people). Nearby Attractions: Bitez has a local bazaar on Thursdays. Two
kilometers from the villa is Bitez Beach, where guests can enjoy summer
beach bars and restaurants, biking, water skiing, or parasailing. This
beach also has an international surfing school.
